Bedford

Located on the shores of gorgeous Bedford Basin, this community is very pretty, with its access to summertime sailing on the Bedford Basin. Bedford, ranked by Chatelaine magazine rated Bedford as one of the Top Ten Places to live in Canada, is home to 14,000 primarily middle class professional people. The crime rate in the town is the lowest in all of metro. Bedford is strategically located between Halifax and Dartmouth (reached in 15 minutes without crossing the bridges), and likewise close to Halifax International Airport.

Bedford was the location of Fort Sackville in 1749, and had a Nova Scotia Railway station and post office open in 1856 using the name Bedford. The Basin was named for John Russell, the 4th Duke of Bedford (1710-1771), who was the secretary of state when Halifax was founded in 1749, and later became first lord of the Admiralty. Schools

Shopping
Two shopping centers will satisfy most of your everyday shopping needs. There are two elaborate grocery stores, both open 24 hours a day except Sunday.

Recreation
Two parks located on the Bedford basin provide stunning and relaxing waterfront views. Dewolfe Park, home to many community occassions, provides a 1 mile walking path along the shores and has a large grassy area for play or picnics. This park hosts the week-long Bedford Days summer festival. Lions Park, also on the shores of the Bedford Basin, has two heated swimming pools, a playground and a basketball court, and has a breathtaking view of the sailboats in the Bedford Yacht Club. Papermill Lake provides hundreds of acres of protected parkland, with walking and ski trials, two supervised beaches, and a wintertime ice rink. For the movie goer, Empire Theatres in the Mill Cove Shopping Center has 6 screens.

Homes Bedford has a cross section of housing, with several new subdivisions offering brand new or almost new housing. Houses range from over $100,000 to $1,000,000 are available. There are also older character homes for sale at anytime, in a variety of styles.

Market Conditions

The real estate market in Nova Scotia can best be described as a sellers market. Sellers in this market whose homes are priced competitively and are in good condition will typically sell. "Bargains" are still hard to find but the current prices reflect a fair price for homes in the area. While "fair price" may be translated as outrageous to people moving to Halifax the cost of a home today is, in many cases, comparable to home costs in the late 1980's.

Real estate is and always has been a good long term investment in Nova Scotia. During the late 1980's home prices escalated. Later we saw prices stagnate in many neighborhoods with modest increases in other neighborhoods. Prices now are increasing at a rate of between 4 and 7%. Many local economists are optimistic about our regional economy and in the next couple years we should continue to see healthy appreciation rates.

One of the services I offer my clients, is to analyze the market and assist them in determining the best strategy for buying or selling a home. If you are moving into or out of the area, give me a call to discuss a plan of action to solve your housing needs.
